A private office with a locking door, furnished with a desk and storage cabinet. Rent also covers 24/7 key-card access, two gigabit fiber lines with 5G backup, free monthly hours in the conference room, a professional business address, cloud-backed security cameras, and all utilities.

Yes. Add Weekly Office Cleaning to your lease for $50/mo per office, so three offices are $150/mo. Once a week our attendant vacuums, empties the trash, and wipes down the desks in each of your offices, and we email you when it's done. Choose it on the application, or ask us to add or remove it any time; the change takes effect on your next billing cycle. Shared areas like the kitchen and restrooms are cleaned for everyone at no extra charge.

Yes — a $100 non-refundable deposit when you sign. It reserves your office; it isn't a security deposit. Your first month's rent is billed on your start date.

Rent is charged automatically each month by card or bank transfer (ACH). Cards carry no surcharge, and paying by ACH saves 3%.

The application takes about five minutes and we review it within one business day. You sign the lease online and can move in the same week.

Yes. The standard lease is the same agreement every tenant signs, in both month-to-month and 12-month versions.

Month-to-month leases end with 30 days' written notice from either side. Fixed-term leases renew automatically for another 12 months unless either side gives written notice at least 60 days before the term ends. Notice by email or through the tenant portal counts.

Every office is private and locks, so you can take confidential calls and leave your equipment set up overnight.

Yes. Just no holes in the glass and no changes to walls, locks, or wiring without asking. Space heaters and hot plates aren't allowed. The full list is in the building rules.

Service animals are always welcome. Otherwise, no animals in the building.

Yes. It seats 10 and costs $60/hour or $300/day ($500 on weekends). Book online at least 1 business day ahead on the conference room page.

Cancel more than 24 hours before your start time for a full refund, less a 3% processing fee — the cancellation link is in your confirmation email. Within 24 hours, bookings are non-refundable.

No. Tenants book it free through the tenant portal, up to 8 hours a month with a small office, 12 with a medium, and 16 with the large office.
